I can not fault ADI Leak Detection, from Dominic organising the appointment and going through the process at the start to Frank dealing with the issue on the day, I certainly would use ADI Leak Detection in the future and would recommend this company to others on my experience. This leak was audible by ear, and quite easily locatable. First job cost over £1000 for 4.5 hours work. In order to address the second leak, the person I spoke to on the phone told me they could not do this without charging the full amount again, said that smaller, lower pressure leaks can be missed by their pressure testing, and that was not their responsibility, and said to ask someone else. Do.not.use.this.company! We were told by our water provider that we were losing 2000L of water per day between our water meter and internal stopcock, so immediately I googled for companies who can detect and fix leaks. After a telephone call, we were sold that the investigation will be very in depth, using special gas, thermal camera etc and this was confirmed on the phone that they would use based on the info I gave them. They took card details on booking and also confirmed it will definitely be repaired or the pipe will be replaced. Next day a 'plumber' turns up, he seriously lacked enthusiasm, like he didn't want to be here or doing his job. Immediately told us the testing methods for detection will not be used, he gave the impression that he just couldnt be bothered to do it. He straight away went under the sink, found what he described as a 'leak' which was a pipe elbow join which barely dripped when he put it under pressure. He assured us that this was the major leak we had, even though it was 100% clearly not loosing 2000L of water per day. it took him about 2 hours to go to a shop and buy a new elbow, because he didn't come equipped with any spare fittings. Once finally fitted, he said the leak was fixed and if it was to leak again, we would need to replace the entire pipe under the house. He also said that we would need to find another company to do it if that was the case as he didn't want to do it! When the money was taken from our bank when he left, they also charged us an addtional £50 for parts which was not communicated at any point. This was for about 20cm of pipe and an elbow costing a couple of quid. Couple of days later the water provider come to check to find that the water is still leaking from the same pipe and at the same rate as before. We question this with the 'repair' company and stick to that their 'report' shows there was no longer a leak, it was also said it was pressure tested for a length of time much longer than it really was, (cctv proof) They basically just fobbed us off and said that there was no longer a leak at the end of the day it was 'repaired' and refuse to budge! We checked his 'repair' and the elbow which was replaced was weeping where it was not even repaired properly. Honestly, this company have totally ripped us off and we are seeking legal action to get our money back. They did not provide the full investigation service we were sold. They did not find a leak which was loosing 2000L per day They fixed a 'leak' which did not need doing They lied on their final report They simply just told us we were wrong when we complained and said that a new leak must have started. Everything about this company is disgraceful, clearly trying to do as little work as possible with the highest price, with false advertising and lies! We are now having another company in to replace the entire pipe under the house, which is exactly what this company should have done in the first place Reply from ADI Leak Detection: > Thank you so much for your feedback. Admittedly we seem to have our wires crossed on multiple factors. We have a report detailing photographic evidence of a leak being found and fixed on your pipework, and proof that there were no further leaks on the pipework once this repair was carried out. The evidence we provided meets the standards set by the CIPHE (Chartered Institute of Plumbing and Heating Engineers) which is the governing body for Plumbing and Heating Engineers in the UK. On hearing from you that you still had evidence of leak we tried to explain that on rare occasions carrying out a repair on pipework can cause another leak to appear if the pipework is deteriorating or corroding and has other weak spots. This is because the pipe will now be restored to its normal operating pressure which will be higher than what it was when the pipe was leaking, and the higher pressure can put added strain on the pipe, causing potential further leaks on any other weak spots on the pipework. As detailed in the report, we pressure tested everything before leaving and confirmed that at this point in time there were no further leaks. Naturally we offered you a free of charge appointment to check our work, as we would to any customer who had reason to doubt our findings. We also offered to quote you for the replacement of the pipe. Sadly both options were declined. We were therefore never afforded the opportunity to identify and rectify any potential problems for you. The reason we did not replace the pipe initially is because you asked us to find and fix the leak, which is the primary service that we provide. Replacement of the entire pipe would only be recommended as a last resort if it was proved that repairing the leak was not enough to provide protection against future leaks. There are other options on the market if you had wished to go straight for a pipe replacement. Our priority is to solve the problem for you in the most cost effective manner so we will always repair a leak as the primary option rather than risk quoting you for a mains replacement if it’s not necessary, as this is significantly more costly to you. With regards to how you feel about our engineer and your allegations about our intentions, we are incredibly disappointed about this. This engineer is known for having a very calm demeanour and we apologise if this came across as a lack of enthusiasm. He also has a proven track record of being trustworthy and reliable and on the CCTV footage that was sent in he could be seen performing his job to an impeccable standard. As mentioned if we had been afforded the opportunity to come back and investigate further free of charge, we would have done everything possible to make you a happy customer. But sadly this was sadly not the case as the offer was declined. He quickly identified the leak, and whilst he wasn’t able to fix the issue on the day as we needed to order a replacement part, Robert came on the Friday - which was a bank holiday - and spent the whole day fixing the issue and re-testing the system. They took the details of the leak, gave a fixed price for the detection and repair and informed us that they would have someone with us the next day. Frank arrived at the time agreed and following a short discussion with Frank to explain what was happening and what I had already found, Frank got to work immediately and set about searching for the leak. Bearing in mind that we have underfloor heating pipes running throughout the floor screed, insulation and tiled floors I was a little concerned that locating the leak was going to involve a lot of damage to our property and would possibly be looking at several attempts to locate a very hard to find leak. He spent a hour or so investigating using several detection methods and continuously updated me during the investigation. Once he had decided where he thought the leak was he quickly excavated a very small area of our floor removing a single tile, the screed and insulation without so much as marking the underfloor heating pipework to reveal the leak. His estimate of where the leak was within 3-5 cm of where he had said it would be in a floor area of some 40 square meters over 3 rooms, which totally amazed me. He repaired the leak, tested the system and cleared up with minimal fuss and minimal damage. Frank was extremely friendly and approachable and I would not hesitate to contact ADI and Frank if i was to be unfortunate enough to have a similar problem in the future. Not a cheap experience but money well spent in a situation that could have potentially cost a lot more. Fantastic service all round and it was a real pleasure to meet such a professional craftsman. This company does not detect leaks in waste pipes. They may appear to be helpful but if your leak is in a waste pipe, do not instruct them. They will take payment as soon as they attend. Reply from ADI Leak Detection: > Dear Mr Hartley, When you approached us with your problem, our technical adviser explained to you very clearly that we specialise in locating leaks on pressurised pipework and that, while we would be able to narrow down the leak to a particular waste pipe, it was not possible to pinpoint the exact location of the leak on the waste pipe. Waste pipes are open ended and therefore pressure testing with tracer gas is not effective. All our calls are recorded, so if there is any doubt about this we would be very willing to provide recorded evidence. As promised, our engineer narrowed your leak down to two sources - the shower and basin waste pipes. We then provided you with a report with photos of coloured dye coming through the ceiling at the exit point of the leak and we left clear instructions on how this would need to be solved. Our staff are highly trained in handling inquiries, managing expectations, and being honest if there are any anticipated limitations on testing. We apologise if, despite this being made very clear to you at the point of booking, and you choosing to proceed with the appointment anyway, this was somehow misunderstood. No understanding from their customer relations / complaints handling. Despite visible water coming over the ground from our stopcock and despite availability on the day of someone to point to the stopcock, the technician was unable to locate the stopcock. It seems the technician did nothing to investigate the source of water running over the ground from our bush, when this was the actual leak we brought ADI in to sort out, and where he would have found the stopcock had he looked. Instead, the technician spent time looking elsewhere, away from the streaming leak, and then progressed to the house to test the internal pipes and photograph damp patches in the house. In the end we had to try again with someone else, and when the water supplier came they immediately located the leak under the bush and fixed the problem within a couple of hours. Our experience with ADI was abysmal. Reply from ADI Leak Detection: > Dear Mr Hall, This is the description of the problem given to us by your associate: "Leak on mains supply to therapy centre. Damp floor in cellar and funny smell during hot weather/rainy weather. Please give any advice regarding drains or other investigations which may need to be carried out." This is why investigations were carried out inside the building and we are not sure why you would consider that a problem. There was nobody present on site to show our engineer the location of the external stopcock. It is a pre-requisite for testing that we can be shown the location of the external stopcock so we can isolate the water for pressure testing with tracer gases, otherwise there is no way to force the tracer gases out of the leaking pipe. This is explained over the phone at the point of booking and it's also in our Ts&Cs. If there had been somebody present to show us this, we would have tested the pipe and identified the leak accordingly. Indeed our engineer spent most of the morning searching for it. He found a cluster of other stopcocks which fed some other buildings nearby, but no sign of this one, which we were later informed was hidden underneath some bushes. Usually these are in obvious places like at the end of a driveway or on the property boundary, so the water can be turned off in an emergency. If the stopcock is in an unusual place, and if nobody on site can tell us where it is, we will of course do everything we can to find it! But we cannot be held responsible if testing cannot be carried out because nobody can tell us where the stopcock is. In your report we recommended approaching Yorkshire Water to find out the location of the stopcock. We are therefore glad that they attended, and were able to tell you the location of the stopcock (as we would expect) so that the water could be isolated and so that your leak could be found and fixed accordingly. Grant Corney came to our rescue, found where the leak was coming from, was brilliant in keeping us informed as to what he was doing, isolated the problem, it has turned out to be a much bigger job than we expected, but without Grant we would still be in the dark. Grant who came out, found the problem quickly and efficiently. Unfortunately it was an external leak of rainwater through a conservatory so something he was unable to fix. I did have to phone the office to find out what the issue was a few hours later and they didn’t know, so communications need improving, hence the 4 stars, but once they got Grant to ring me, he was very thorough in his explanation and a very personable chap. Would recommend them for finding your leak. We carried out some research, and having contacted our insurance company, phoned a number of leak detection companies - with mixed responses. From the initial telephone enquiry to the conclusion of the testing and repair the whole experience with ADI was one of a professional company. The customer advisor was reassuring and thorough, asking relevant questions, and providing informative responses. As a result we were able to book a specialist for the following working day. Frank arrived on time, and immediately put our minds at ease, explaining the entire process in an easy to understand manner - managing our expectations from the start. Frank then commenced his investigative work, and at each stage demonstrated the results of his findings. As a result of his comprehensive tests Frank was able to pinpoint, to the nearest kitchen tile, where our underfloor leak was, and set about carefully removing the tile to expose the pipe work. He replaced the defective pipe work, and retested the system to confirm that this was the cause of our problem. Frank then refilled the central heating and confirmed that it was functioning. As an aside, Frank was also able to identify the cause of another plumbing issue which has plagued us for a number of years. As a result of a leaking coil within our hot water cylinder - which he was able to demonstrate whilst the system was under pressure - we will now be engaging an engineer to replace the tank. Having tidied up and left we were finally sent a comprehensive report, detailing all the work carried out. This included infra red photos showing where the pipe work runs beneath the tiled floor. Within an hour he had located the leak. He gained access and repaired the leak under a tiled floor and only removed a single floor tile in the process. The first time they came to try and identify a leak, which the engineer so far has fixed. As I have an Air Source system I requested they put inhibitor back in my radiators once they completed the job, the engineer told me they don’t carry inhibitor so he couldn’t do this. When I spoke with someone in the office they informed me it was because inhibitor is too expensive so they wouldn’t use this until they could guarantee the leak is fixed. I found a blue bottle of what I thought was inhibitor in my garage, which i handed to the engineer and asked him to check if it was the correct stuff before putting through our system. He clearly didn’t check very hard as he was actually tipping engine oil (that my son-in-law had brought home from work) into the radiators, which I discovered as soon as I began bleeding the radiator. When I called ADI to explain what I thought had happened they sent the engineer back, when he arrived he lifted up the bottle and pointed to say he had read the instructions and just put it in. When I read the instructions to him it became apparent that they were for a Vauxhall Car, not radiators. I contacted ADI to inform them of the mistake and they arranged for another engineer to come and power flush the system, this was arranged for 2 days time, so I had 2 days without heating. On the day of the appointment they cancelled it so I had to wait another day before someone actually came out. The 2nd guy that came was incredibly helpful and thorough, funnily enough he carried inhibitor on his van and said this is something he always stocks! On completion of the powerflush I received a 2nd bill of around £700 which ADI assured me that my insurance should cover. I have now tried contacting my insurance to claim this back and they are refusing to pay this amount. I have emailed ADI to ask for a reduction in the bill so I only cover 0.5 the amount, as I do admit some responsibility. They have refused to take any blame with the situation, and have said I will not be receiving any refund. I honestly cannot understand how an experienced qualified engineer would not recognise the difference between inhibitor and waste engine oil, as I (a 49 year old woman) noticed it immediately! Having previously posted positively about this organisation, I’m afraid my view has changed. ADI visited my property twice without fixing my leak issue. On both occasions the engineer worked diligently but refused to accept advice that only the home owner would have insight to. The small leaks detected we’re not the cause of my central heating pressure loss. At great cost of circa £2000, I had to fix the problem myself. Then requesting some redress regarding the cost of the visits and failure to resolve the leak, ADI (Dave Anns) initially appeared helpful and responsive, but shortly deciding to deal with such issues by ignoring its customers and refusing to respond to phone calls or emails. So disappointing. In all honesty, I cannot recommend this company, not for its leak detection skills, but how it chooses to deal with customer complaints. Our plumber accepted responsibility and needed to trace the leak as it was underfloor or in the wall. There were no tell tale leaks or obvious damp patches so we called in ADI. Mark Pavitt arrived and found the leak within 4 hours. The job was considerably harder due to the cellatex under the floor which would mask any leak under the floor. Fortunately it transpired that the leak was in the wall so just a small section of plasterboard needed to be cut away. The repair was effected and due to pinpointing the leak the damage was minimised. The price was slightly higher but in the same ballpark as the other companies. Mark arrived the exact minute Eunice brought down a tree in the garden, and although a bit later than advertised, I was so grateful that ADI had made it through the storm. From the initial booking, ADI was thorough yet efficient with Mark keeping me informed at all stages of what was happening which involved removing a fitted freezer and breaking through floor tiles to find the leak. The repair was made and despite it being past 5pm on a Friday, Mark insisted on cleaning up, leaving the space as neat as possible. The report was delivered on Monday morning (less than 1 working day later) and was concise and clear with several pictures to support the findings. FRANK was meticulous in his approach and after numerous tests confirmed the location of the leak, he proceeded to dig up the floor making very little mess and fixed the problem. In addition, he cleaned up after himself and also gave some invaluable advice around the heating system. Our investigations are comprehensive and we did find a leak on the bathroom seal which needed attending to. It is a shame that despite offering to come back and check the property again for you free of charge, that it wasn't possible to resolve this. After a couple of hours the verdict was that no leak was present in any of the pipes and the problem was a faulty shower tray seal. After having the tray re-sealed and not using the shower for 4 days we came down one morning to find the kitchen ceiling soaked through and bulging in numerous places. We managed to get another plumber out the same morning who removed part of the now ruined ceiling and promptly found a leaking pipe which was spurting out not just dribbling. He was amazed, as were we, that such a leak was not found with a so called trace and access company. If the leak had been found we would not now be faced with a £500 plus complete kitchen ceiling replacement. After contacting the Sheffield branch the attitude was pretty couldn't care less and I was told to put any complaint in an email to admin. Since then despite sending numerous emails, with pictures attached, I have received no confirmation or contact from anyone at the company. As well as a full refund of the initial fee we are now taking steps to claim compensation for the damage caused to the kitchen ceiling, flooring and subsequent repairs to those. All this should have been detected by a so called trace and access company without the need of a jobbing plumber, a small hammer and experience. Avoid this company at all cost, and believe me it will certainly cost. An update almost 5 weeks after the event. ADI refuse to refund me the trace and access fee and when asked about the so called "no find, no fee" guarantee they still claim the fault was a leaking shower tray and no pipe leak was evident. This even though we have 5 witnesses, including 2 independent plumbers, who saw the leaking pipe. A complete joke of a situation by a joke of a company. No wonder they take a payment before attending as they can not even do the basics they claim to do. At which time I paid £1188 for the “work” carried out. The following day my gas boiler stopped working once again. So I called another plumber who pressure tested the boiler itself - the test revealed no loss of pressure which indicated that the loss of pressure was coming from the system itself (a leak) I telephoned the office and was told that the engineer, Richard who I had had previously was off sick with Covid and was not able to come until Wednesday 8th December. I had to put up with a boiler that was losing pressure and therefore not working adequately until then. Richard the engineer came on the 8th December - after “testing” the system once again he could not find a leak but he thought that the heat exchanger in the boiler might have been faulty. (Something that he wasn’t qualified to mend). During his investigations he had to turn on and subsequently LEFT FULL ON the water tap that feeds the the boiler pressure. The following day the outside overflow was spilling all over the path and I discovered the tap to be open. A builder friend discovered on investigation under the floor boards beneath the boiler that there was a substantial leak in a pipe which was the cause of the lack of pressure problem from day one. He kindly mended it and there have been NO further problems. I have reported this to ADI Leak Detection and so far have received NO response. Living in a first floor flat, we needed to work out where this leak was coming from and stop it asap. Mark was great from the start. He kept us informed with his ETA in the morning and was an absolute pleasure to have in our home. He was extremely professional and explained everything he did - we were fully aware of the plan of action before he got to work. Using his various methods and tools to discover/rule out possible sources of the leak, in a logical order. In the end it proved to be a complex case as water was definitely coming from the external wall. He was able to discover the reasons as to why the water was leaking into the internal walls however so at least that was stopped. He worked throughout the whole day and cleaned up everything as he went. All in all it was great as we were able to establish that the leak was definitely a building issue and not with the flats. His report even came sooner than he had promised, first thing the morning after, which we were then able to pass onto the freeholder. Mark Pavitt, on behalf of ADI, ruled out all the quick fix possibilities and then had to drain the system and flood it with non-toxic gas to allow his 'gas-metaldetector style-sniffer' to try and track down our pipe fractures. "PLEASE PLEASE PLEASE don't be behind the fitted kitchen" I thought. Being a suspended floor, it meant the water was draining away with no obvious signs on the surface. Despite having to work hard for hours to pinpoint the problem, Mark's cheery mood never dropped and I felt totally comfortable with him being in the house as I tried to tackle a tricky tax return. He left everything he had to move chop, saw etc in pristine condition afterwards during his trace and access work. Sadly IT WAS, of course, behind the fitted kitchen which had to be half removed then refitted. Long story short - I couldn't be happier with the service I received. In my eyes, Mark started to look more and more like Chris Hemsworth as he wielded his hammer 🤣 If you need a superhero - call the UK Thor 😝 - I'm now happy and warm again - but I still haven't finished that damn tax return. Any accounts-based Hawkeye's out there, please 😆
